We are entering one of the most profound demographic transformations in modern history. People are living longer. But the real challenge is not simply adding years to life — it is adding healthy years.
I believe this will fundamentally change the way we think about healthcare, hospitality and real estate. For decades, these industries have largely existed separately. That will change.
The next generation of destinations may bring together preventive health services, nutrition, movement, recovery, hospitality and responsible technology within exceptional physical environments, with medical services governed by qualified clinical partners.
This is where I see one of the most compelling opportunities of the coming decades.
After more than 25 years in real estate, my perspective on development has changed. A building alone is not enough. The question is: What does this place enable people to become?
The environments we create should support wellbeing, functional ability and quality of life. That means thoughtfully coordinating hospitality, architecture, responsible technology, nature and, where appropriate, qualified medical partners.
I call this Human Infrastructure.
My ambition with Eterra is to develop a selective European portfolio of longevity and health-oriented hospitality destinations.
Spain is the intended starting point. Additional European markets remain under evaluation.

I have always believed that meaningful businesses are built over years, not quarters. Longevity itself represents that philosophy.
